Coolray Heating & Air Conditioning in Marietta, Georgia has the thing money can’t buy: 4.7 stars across more than 11,000 Google reviews. That kind of reputation takes years of doing right by homeowners. No ad budget fakes it. No agency manufactures it.
And yet their online marketing has leaks. Real ones. We broke down their digital presence the same way we’ve reviewed hundreds of local service accounts, and what surfaced is a perfect case study in how even a great company bleeds money online — and why the people paid to prevent that usually never notice.
Here are the seven leaks, what each one actually costs, and the uncomfortable lesson at the end.
| Finding | What the audit found | Why it matters |
|---|---|---|
| No click-fraud protection detected alongside Google Ads | Site carries a Google Ads conversion tag but no ClickCease/CHEQ script was found in the page source. | Bots and competitors clicking local service ads typically burn 10-20% of the budget — protection pays for itself before another dollar goes in. |
| No call tracking detected | Google Ads tag present, but no call-tracking/DNI script found on the site. | Most HVAC leads call instead of filling out forms — without call tracking Google can’t optimize toward the searches that actually book jobs. |
| No analytics detected | No GA4/Google Tag Manager script found in the page source. | With no analytics there is no reliable way to see which marketing brought each customer — every budget decision is a guess. |
| Slow mobile site (31/100 Google PageSpeed) | Google PageSpeed mobile performance score 31/100, LCP 28.2 s. | Homeowners on phones bounce before the page loads — paid clicks included. |
| No Facebook/Meta pixel detected | No fbq(‘init’) / connect.facebook.net script found in the page source. | No pixel means no retargeting and no way for Meta to learn which visitors convert. |
| No video content on the homepage | No YouTube/Vimeo/Wistia embed found in the page source. | Video builds trust fastest and keeps visitors on the page longer — a homepage with zero video is a missed, low-cost opportunity. |
| No LocalBusiness structured data | No LocalBusiness schema in the page’s JSON-LD | Structured data is how Google reads hours, service area, phone and rating — without it Google guesses, and competitors who publish it get the rich result. |
| Reviews shown but not marked up for Google | Review content on the page with no aggregateRating/review schema | Marked-up reviews can show star ratings directly in search results, lifting click-through on a listing they already rank for — free clicks left behind. |
| No social preview tags (OpenGraph) | No og:title / og:image meta tags in the page source | Without OpenGraph tags, every shared link renders as a bare URL instead of a titled, imaged preview — fewer clicks from social and messaging apps. |
Leak #1: 11,000 Reviews, Zero Stars in the Search Results
Those reviews show up on the website. What they don’t do is show up where they matter most — inside Google’s search results. The reviews aren’t marked up with the code that lets Google display star ratings right in the listing.
Think about what that means. Coolray already ranks. A homeowner searches, sees a wall of blue links, and every competitor with marked-up reviews gets gold stars next to their name while Coolray — sitting on a mountain of proof most companies would kill for — looks ordinary. That’s free clicks left behind on a listing they already own. And it’s a one-time code fix that’s been sitting there undone.
Leak #2: A 28.2-Second Mobile Load Time in an Emergency Business
Google’s own speed test scores their mobile site at 31 out of 100. The main content took 28.2 seconds to load on a phone.
A homeowner whose AC just quit in a Georgia summer is standing in a hot house, phone in hand. They are not waiting 28 seconds.
They call the next company. That’s the whole story. HVAC is an emergency trade — the person searching is sweating, frustrated, and ready to book the first company that answers. A slow mobile site doesn’t just hurt conversions; it taxes every other channel. Coolray is running Google Ads, which means plenty of those searchers arrived via paid clicks. Every one of those clicks that bounces off a 28-second load is money spent to deliver a lead to a competitor.
Leaks #3–5: Running Google Ads Completely Blind
This is where it stops being a website problem and becomes a budget problem.
No call tracking
We found no call tracking software on the site. Call-tracking software (click here) is the fix — it feeds real booked calls back to Google. Most HVAC leads don’t fill out forms — they call. Without call tracking, Google has no idea which searches turn into booked jobs, so it can’t optimize toward them. The algorithm keeps bidding on what it can see instead of what actually pays. The budget never gets sharper — not this month, not next month, not ever.
No click fraud protection
There’s no click fraud protection running alongside those ads. Click-fraud protection (click here) pays for itself on any local-service budget. Bots and competitors clicking local service ads typically burn 10 to 20 percent of the spend.
Read that again: 10–20% of ad spend gone to bots and competitor clicks before a single real homeowner enters the picture. On a serious HVAC budget, that’s thousands of dollars a year set on fire.
If this were my account, I’d want that covered before another dollar went in.
No analytics at all
No GA4. No Google Tag Manager. No reliable way to see which marketing books jobs and which just spends. Every budget decision becomes a guess. You can’t cut what’s broken, you can’t double down on what works, and whoever is running the account gets to grade their own homework.
Leaks #6–7: Free Visibility Left on the Table
No local business structured data
There’s no local business schema either — the code that tells Google your hours, your service area, your phone number, straight from the source. Without it, Google guesses. Meanwhile, competitors who publish it get the richer, more complete listing. Again: free, one-time, undone.
No Facebook pixel
No Facebook pixel means they can’t retarget people who already visited the site. Think about who’s in that audience: homeowners who were interested enough to click, got distracted, and didn’t call. Retargeting them is usually one of the cheapest ad channels available — and Coolray can’t touch it.
None of This Is Exotic. So Why Wasn’t It Caught?
Let’s be clear: nothing on this list is advanced. Review schema, call tracking, analytics, fraud protection, a pixel — this is table stakes. Any competent home service marketing agency should catch these basics in a first pass. If someone is being paid to run this marketing, they should have caught it.
But after reviewing hundreds of local service accounts, here’s the pattern I see over and over. The retainer gets collected. Junior staff juggle 80 accounts. The monthly report goes out on time. And nobody actually looks. Not at the speed test. Not at the tracking. Not at the schema. The account isn’t managed — it’s administered.
That’s not a Coolray problem. That’s the agency model working exactly as designed: your money arrives monthly whether anyone opens the hood or not.
The Fix Doesn’t Require an Agency Anymore
Here’s what most owners don’t know yet. With AI, these exact fixes can run automatically — the schema checks, the speed monitoring, the tracking audits, all of it. With a bit of guidance, you can take your marketing in-house, own the whole thing, and never depend on an agency again. That’s the entire premise behind Local Service Mastery: instead of paying a retainer for work nobody verifies, you run a smarter model of marketing for home service businesses — one where you own the machine, and the machine checks itself.
A company with Coolray’s reputation should be untouchable online. The gap between where they are and where they should be isn’t talent or budget. It’s seven boring fixes and a system that makes sure they stay fixed.
